Town of Belmont Planning Board Public Hearing Notice

Pursuant to MGL Ch. 40A, Sec. 5, the Belmont Planning Board will open a Public Hearing on Tuesday, April 15, 2025 at 7:15 pm to discuss and receive public comments on the following proposed amendments to the Town’s Zoning By-Laws and Zoning Maps:

(1) By amending the Town of Belmont Zoning By-Laws and Zoning Map to add a new Belmont Center Overlay District consisting of multiple subdistricts, along with associated conforming amendments, and amend the Town of Belmont Zoning Map to add a Belmont Center Overlay District composed of the aforesaid; and

(2) By amending Section 6.6, Floodplain District, of the Belmont Zoning By-Laws, to ensure that they remain aligned with the requirements of FEMA for such By-Laws and in order to maintain Town eligibility to participate in the National Flood Insurance Program (NFIP).

The hearing will be conducted via remote means to the extent permitted by law. The public will be able to participate through a meeting link that can be found by downloading the meeting agenda on the Planning Board website. If the hearing cannot be held remotely, it will instead be held in-person at the Homer Building Gallery, 19 Moore Street, 3rd Floor.

NOTICE OF PUBLIC HEARING BY THE BOARD OF APPEALS FOR THREE SPECIAL PERMITS

Notice is hereby given that the Belmont Board of Appeals will hold a public hearing on Monday, April 7, 2025 at 7:00 PM by a hybrid public hearing at the Art Gallery on the third floor of the Homer Building, 19 Moore Street, and by remote access through the Zoom app. to consider the application of Nathan Harrison to construct a second story addition at 29 Trowbridge Street, located in a General Residence zoning district. Special Permits: 1.- §§1.5.4A of the By-Law allows alteration and expansions in the General Residence district by a Special Permit granted by the Board of Appeals, 2.- §4.2 of the By-Law allows a maximum lot coverage of 30%, the existing and proposed lot coverage is 50.37%. 3.- §4.2 requires a minimum side setback of 10.0’, the existing and proposed side setback is 8.1’.

Special Permits: 1.- The existing Gross Floor Area is 857.5SF and the proposed addition is 1,181.6SF or 137.8%. The expansion is allowed by a Special Permit Granted by the Planning Board. 2.- Per section 4.2 of the By-Law, the minimum required front setback is 20.9’, the existing front setback is 20.2’ and the proposed is 20.4’.
